Get to Know
Josh
I didn't take the typical path into real estate—and I think that's one of my greatest strengths.
Real estate is actually my third career.
For 30 years I've worked in sales and business development across multiple industries. Before becoming a Realtor, I spent 17 years building and operating a medical billing company. What began with a single client eventually grew into a business serving 33 medical practices before I successfully sold it.
Running a business taught me lessons that still guide me every day: listen first, communicate honestly, solve problems creatively, and never stop working until the job is finished.
Those same principles define how I serve my real estate clients.
I've always had a passion for real estate, including investing in properties myself, but what I enjoy most is helping people navigate one of the biggest financial and emotional decisions they'll ever make.
Every client has a different story.
Some are buying their first home.
Some are downsizing after decades.
Some are relocating.
Others are simply wondering if now is the right time to sell.
My job is to understand your goals, create a smart strategy, negotiate aggressively on your behalf, and make the entire process feel far less overwhelming than you expected.
I also believe buying or selling a home should be enjoyable.
Yes, there will be important decisions to make, but there should also be excitement, optimism, and even a little fun along the way. This isn't something people do every day, and I never lose sight of how important the experience is.
A Little More About Me
I'm the proud father of two incredible daughters—one attending Syracuse University and the other a student at Freehold Township High School. They're my biggest motivation and the reason you'll often find me working long after most people have called it a day.
Originally from Brooklyn, I'll gladly spend hours talking about its history and the neighborhoods that shaped so many of us.
For nearly two decades, Marlboro has been home. My wife grew up in neighboring Manalapan, and after our oldest daughter was born, we knew this was where we wanted to raise our family.
Today I'm proud to help my neighbors buy, sell, and invest throughout Marlboro and Monmouth County—one family at a time.
